The Denver 100 Home Buying System seven-step home buying process

1 - Analyze Your Needs

You have a choice in who represents you, and what your relationship with that person will be:

Designated Broker | represents YOU  ::  Seller’s Agent | represents the seller

Buyer’s Agent | represents the buyer  ::  Transaction Broker | facilitates both parties

Customer | nonrepresented party  ::  Client | represented party

You will also analyze your goals in purchasing, and gain an understanding of the process from start to finish.

2 - Financing Application and Pre-approval

It is important to decide how you will pay for your new home:

Mortgage type | Broker | Rate | Terms | Budget

Being pre-approved will strengthen your negotiation position.

3 - Home Preview and Selection

Now the fun part!

View properties around the Denver metro area. You can also get information about the community, schools, shopping and so much more.

Take notes and to narrow down your top 3 favorites after each home viewing to make your final decision easier.

4 - Offer and Negotiation

When considering our offer, we’ll need to consider:

Earnest money | Special needs or contingencies | Title

  • Listen to your needs
  • Provide you valuable, experienced and knowledgeable input
  • Obtain current market trends on the neighborhood and home you have an interest in buying
  • Prepare all contract forms
  • Present your offer professionally
  • Negotiate to provide you the best position in buying

5 - Service from Contract to Closing

A lot happens between an accepted contract and closing:

  • Tim will be there for you every step of the way.
  • Tim keep you abreast of contract requirements with regular progress reports
  • Update you with any addendums and changes
  • Predict potential hurdles so we can avoid them before they happen.

6 - Final Financing Approval

Prior to closing, you will need final approval on your financing. To do this, you will need to:

  • Submit documentation in a timely manner
  • Provide the lender with additional documents required
  • Stay in touch with the mortgage officer

Tim will also ensure things are in place to close:

  • Communicate with the title company about data needed to complete documents
  • Stay in touch with the mortgage officer

7 - Closing

Congratulations, and welcome to your new home! Here is what to expect at closing:

  • Bring a picture ID and a check with certified funds
  • Tim will try to obtain settlement sheets 24 hours in advance for us to review
  • We will schedule a walk-through 24-48 hours prior to closing
  • You will receive a complete set of documents at closing
